Almost clinched my "SMALL" property deal but it fail. Nevermind, it fails, but it sure benefits me. Gave me valuable priceless knowledge. Share wit ya all tis story of mine. Got a client looking for a room rental. She gave so many requirements such as; near to town, masterbedroom, travel time to work = 20mins, good amenities and etc. God damn it, tis kinda requirements and of course it needs to fit the bills. Got one for her in the selegie complex near to Plaza Singapura but its too expensive ($700/mth) and the private apartment was damn messy. So rejected.. Second deal that almost come to a close deal, a common room at Bishan with aircon at $450 / mth. That place was super cool especially with the amenities around. I was co-broking with another experienced agent (representing landlord) at that time. It was almost a dream come true when there's already verbal agreement wit the deposit of $50. We didn't sign the agreement form as she was suppose to make a 1 mth deposit and rental and she was shortage of cash at that time therefore Landlord decide to ask $50 deposit for safeguard. I was so happy to "clinch" my first deal even though its jus a small amount. I even treat to my client and the andlord's agent to dinner at this kopitiam nearby selling western food. My client even congratulates me for being my first client. Few days later it was known that there was some misunderstanding upon some of the agreement said previously such as family visit for tenant that was meant as family come and visit and stays together whereby the landlord and even me thought as just a family visit and not overnight. She should have stated that earlier rite. Now that's when confusion and problems aroused. Lastly i asked for confirmation because its been delayed for so long and we need to settle it as fast as possible. So, it was confirm that my client was no longer interested in pursuing for the room, however there's more implications when landlord's agent demanded a one month deposit as there's already $50 deposit and verbal agreement between both parties. Of course needless to say, my poor client refuse to pay as its just 2 days and there shouldn't be charging too high for the damage done and moreover, there's no agreement signed in balck and white. That matters even goes to her director and he even talk to me to void the agreement since there's misunderstanding in the first place or else they have to bring to the law firm. I guess its predicted then when the agent decide not to pursue as there's too much hassles. She even sought a favour from me to accompany her to the Landlord's house so as to help her explain things. Even though i didn't have the liability to go there, i still went there as i think it will help to sort things easier. To my surprised the landlord was ok with it, so the final thing is, THAT AGENT IS TRYING TO EARN FOR HER CLIENT AND HOPING FOR A SHARE! On the other hand, i just got manipulated and my poor client have to undergo the trauma there. Well, im traumatised as well.. LOL... Actually wanted to ask help or opinion from my lawyer and manager, but sadly both of them were overseas. Now im so happy everythings over.... I dun think i will be doin room rental agreement again. LOL.. |
